Is my investment safe? +
Each property is held in a separate legal entity (SPV). Your investment is tied to a real asset, not a promise. We operate under EU crowdfunding regulations (ECSP).
How do I get paid? +
Rental income is collected monthly and distributed proportionally to your investment. Payments go directly to your bank account.
Can I sell my fraction? +
Yes. Once our secondary market launches, you'll be able to sell your fraction to other investors at any time.
Who can invest? +
Anyone 18 or older. EU residents, expats, contractors — no minimum salary or credit score required. Just €500 to start.
How is my ownership legally structured? +
Each property on Partment is held inside a dedicated legal entity called an SPV (Special Purpose Vehicle). When you invest, you receive shares in that SPV proportional to your investment. This means you are a legal co-owner of the property — not just a lender. Your ownership is documented, legally binding, and protected under EU law.
What happens if the property doesn't find tenants? +
If a property is temporarily vacant, rental income distributions pause until a new tenant is found. We work with professional property management partners to minimize vacancy periods. Before listing any property, we conduct thorough market analysis to ensure strong rental demand in the area.
How are taxes handled? +
Rental income you receive may be subject to tax depending on your country of residence. Partment provides you with a yearly income statement to simplify your tax declaration. We recommend consulting a local tax advisor for your specific situation. Partment does not withhold taxes on your behalf.
What happens when the property is sold? +
When a property is sold, the proceeds are distributed to all investors proportionally to their ownership share, after deducting a 0.75% exit fee. You receive your original investment plus any capital gains if the property increased in value.
What are the exact fees? +
Partment charges three simple fees: a 1.25% acquisition fee when a property is listed, a 5% management fee taken from rental income before distribution, and a 0.75% exit fee when the property is sold. There are no hidden charges, no subscription fees, and no entry costs for investors.
How do I track my investment? +
Once invested, you have access to your personal dashboard where you can see your ownership share, monthly income received, property performance, and total portfolio value — all in real time. You will also receive monthly reports by email.
